What a thorough roof inspection covers
A proper inspection looks at the whole roof system, not just the shingles. Here’s what Chandler checks and why each one matters:
Shingle condition. Curling, cupping, cracking, granule loss, and bald spots all signal where a roof is in its lifespan. The pattern of wear tells you whether you’re looking at years of life left or the beginning of the end.
Flashing. The metal at chimneys, valleys, sidewalls, and skylights is where most leaks actually begin. Loose, rusted, or improperly installed flashing is one of the most important things an inspection catches – often before any leak has appeared inside.
Decking soundness. Soft spots, sagging, or signs of moisture point to decking problems underneath the shingles. This is what separates a surface issue from a structural one.
Valleys and penetrations. Where roof planes meet and where pipes, vents, and chimneys pass through are high-stress points that concentrate water and wear faster than the open field.
Ventilation and the attic. Inadequate intake-and-exhaust ventilation bakes a roof from underneath and drives the ice-dam cycle in winter. Checking the attic for staining, daylight, and moisture often reveals problems invisible from above.
