Common roof problems we repair
Most roof repairs in Maine come down to a handful of failure points. These are the ones we see and fix most often:
Leaks around flashing. Chimneys, valleys, sidewalls, and skylights are where the large majority of roof leaks start – not in the open field of shingles. Flashing that’s loose, rusted, or was never installed correctly lets water in at these joints. This is the most common true source of a leak.
Missing, cracked, or wind-lifted shingles. Maine’s wind and storms tear and loosen shingles, exposing the underlayment and deck beneath. Caught early, it’s a straightforward repair before water gets in.
Ice dam damage. When snow melts and refreezes at the cold eave, water backs up under the shingles and into the home. Ice dams are one of the most common – and most damaging – winter roof problems in Maine, and the repair often involves both the immediate damage and the underlying ventilation or insulation issue that caused it.
Cracked or deteriorated pipe boots. The rubber seals around plumbing vents dry out and split over time. They’re small, easy to overlook, and a frequent source of mystery leaks.
Damaged or clogged areas at valleys. Where two roof planes meet, water concentrates. Debris buildup and worn valley material lead to leaks if not addressed.
Nail pops and exposed fasteners. Fasteners that back out or were left exposed create small but persistent entry points for water.

Not every roof problem should be repaired, and a roofer who only ever recommends repairs isn’t doing you any favors – neither is one who jumps straight to a full replacement. The honest answer depends on the roof.
A repair is usually the right call when the roof is otherwise sound and relatively young, the damage is localized, and the underlying system still has years of life left. Spending a few hundred dollars to get years more out of a good roof is smart.
A repair stops making sense when the roof is near the end of its lifespan, the shingles are failing across the whole surface, or you’re patching the same roof again and again. At that point, repair money is good money chasing a roof that needs replacing – and Chandler will tell you so rather than take the repair work.

If you have an active leak, a few steps protect your home before the repair happens:
Move belongings and furniture out from under the drip, and put down a bucket. If water is pooling against the ceiling – a bulge or sag in the drywall – placing a small hole at the lowest point of the bulge to drain it can prevent a larger ceiling collapse. Photograph the damage inside and out for insurance purposes. Then get it inspected promptly: a small leak left alone soaks decking and insulation and turns a minor repair into a major one.
What not to do: don’t climb onto a wet or snow-covered roof yourself, and be cautious of anyone who shows up door-to-door after a storm pressuring you to sign on the spot. A legitimate roofer will inspect, document, and give you a written scope without the pressure.
