How to know when it's time for a roof replacement
Not every tired-looking roof needs replacing, and not every roof that looks fine from the street is actually sound. These are the signs that usually point to replacement rather than repair:
Age. Most asphalt shingle roofs in Maine last 20–30 years depending on quality and installation. If yours is past 20, it’s worth a professional look even if it appears fine.
Curling, cupping, or clawing shingles. When shingle edges lift or the centers rise, the material is past its service life and no longer shedding water reliably.
Granules in the gutters. Bald spots on shingles and granule buildup in downspouts mean the protective surface is wearing off and UV is breaking the shingle down.
Daylight or staining in the attic. Light through the roof boards, or water stains on the underside of the decking, signals active or past water intrusion.
Repeated leaks, or leaks in multiple spots. One leak is often a repair. Several leaks, or a roof you keep patching, usually means the system has reached the end.
Sagging. A dipping or wavy roofline can indicate decking or structural problems underneath – always worth an immediate inspection.
